The town planning board is moving plans forward for a new RV park next to the Days Inn along Niagara Falls Boulevard.
After evaluating a proposal Wednesday from Mukesh Parikh to build a two-story, 50-room motel with 100 campsites, the town Planning Board will make a formal recommendation for the Town Board to allow the property be rezoned for the project.
The property now covers two zones — one light-use RC zone and a more commercial C1 zone. Although rezoning all 19 acres of land to C1 would be inconsistent with the town’s strategic master plan, the planning board determined the area to be rezoned was “an extension” of a commercial property.
The town will conduct a site evaluation and, on a date not yet determined, hold a public hearing on the rezoning where Parikh will present his plans.
If approved, Parikh’s RV park will be the first approved under a new town law approved in June that permits campgrounds on commercial land if they are in conjunction with a hotel or motel on a minimum 10-acre commercially zoned lot. Prior to the law change, RV parks were prohibited in commercial zones and the law was changed, in part, due to Parikh’s request.
